CONDITIONS AND REASONS

2 The use of the building hereby permitted shall be for domestic and private use only and not for commercial purpose. Reason: The site would be inappropriate for a commercial use in accordance with Policy 49 of the Somerset and Exmoor National Park Joint Structure Plan Review.

3 The horse riding arena shall be screened by the planting of a native hedge along the northern and eastern boundaries, within nine months of the development commencing and shall thereafter be retained as an integral part of the development hereby permitted. Reason: In the interests of visual amenity in accordance with Policy CNE6 of the Sedgemoor District Local Plan.
